Search & acquisition

• Initial consultation (in person or via phone/Zoom) to define your brief, budget and timescale.​

• Engagement and KYC completed so TSAP can act formally on your behalf.​

• Whole‑market search to identify a selection of suitable properties in line with your criteria, covering both openly marketed and, where relevant, off‑market opportunities.

• Initial previews, followed by a series of agreed viewings with you in attendance where possible; on occasion, some of our international clients would purchase based on TSAP’s reports and videos without needing to travel. However, we would always advise you to view the shortlist of properties selected prior to buying. ​

• Price and value analysis on shortlisted properties, supported by reports.​

• Drafting and submitting offers, and leading negotiations on price and key terms with selling agents or developers.​

• Once an offer is accepted, coordination with your chosen lawyer, overseeing the process through exchange and legal completion.​

• We offer access to a trusted panel of law firms, tax advisers, mortgage providers, surveyors, property management companies, interior designers, construction, education and immigration specialists, introduced as and when needed.​

Rentals

• Rental searches follow a similar structure to our acquisition searches.​

• Full‑market scan to provide a curated selection of suitable options, followed by previews and a shortlist agreed with you.​

• Negotiation of rent and key tenancy terms, plus assistance with due diligence, referencing and other tenancy‑related requirements.​

Sale of your property

• On occasion, clients ask TSAP to assist with selling a property.​

• In these cases, TSAP typically brings in one of the UK’s leading real estate agencies as joint agent, giving access to a broad pool of qualified buyers while TSAP manages the process and remains your main point of contact.​
